Sunnyside Estate is set amongst new housing areas and small pastoral holdings which fringe Dalby.  

Situated on the eastern periphery of Dalby, Sunnyside adjoins rural paddocks to the east and south, yet is only three kilometres from the CBD.   This Park Residential estate is a quiet haven away from the rush of the town precinct and industrial sectors, yet within minutes of all town amenities. With the rezoning of the estate to Park Residential in 2009, the original Stage 1 of Sunnyside Estate has now been reconfigured to allow the demand for one-acre sized blocks to be satisfied.  These flat, fertile blocks have power, town water and phone available.  The plan of Stage 2 of the estate shows the present location of lots, with purchasers having a choice of blocks fronting Derrick Avenue, or of one tucked privately away behind, with cattle roaming freely among the established tree line edging the eastern boundary of the estate.

Those lots fronting Derrick Avenue on the western side possess a frontage of 60.3 metres and those on the eastern side are 56.45 metres wide.  The lots nestled behind these blocks have a width of 65.3 metres and 61.45 metres respectively. 

All lots are 4000 square metres (or one acre) in area.  Sealed access roads connect back lots to Derrick Avenue.  Fencing is already in existence along the eastern boundary of the estate, and most lots have trees already planted and growing well.  The estate has also been grassed with couch grass, which is spreading rapidly in many areas.

In contrast to many areas of Dalby, Sunnyside is situated on high and dry land.  The developers owned the land at the time of the 1981 and 1983 floods (which are considered as historically major flood events), during which the estate was totally flood-free.
The developer’s vision for the Estate has always been one of neat, well-maintained and modern place for people to build their dream home and live in quiet rural surroundings.  This vision is coming to fruition, with attractive and well-designed houses lining the avenue. Landscaped gardens are appearing and Sunnyside has the feel of an estate which residents can be proud to call home.

 To ensure that the estate remains one you would be pleased to come home to, purchasers are required to sign a covenant agreeing to use only new materials for all constructions on their lots, to build houses to a specified minimum size and to mow and maintain bare blocks.
