Rural residential land subdivision Dalby real estate, Sunnyside Estate

>> History of land use

The land on which Sunnyside Estate now sits was once part of a larger farm, first purchased by the Derrick family nearly 40 years ago.

With its fertile Darling Downs soil, it has been farmed for grain and cattle over the years. With the booming coal seam gas industry rapidly becoming a major player in the Queensland economy, Dalby, as the major regional centre of the Surat Basin, is experiencing unprecedented growth.  This growth is set to continue, with Dalby’s population predicted by some to at least double within the near future.

Original Sunnyside homesteadAs Dalby’s population and business diversity has expanded, the need for more spacious land blocks to accommodate people who wish to live in a less urbanised area of town became apparent.  Within this environment of regional development, the developers, life-long residents of the Dalby area, have watched their estate on Blaxland Road grow from a part of the original farm, with its still present “Sunnyside Homestead” residence, into the neat and tidy estate of today, boasting a relaxing, safe and country style area of town for residents to call home.

Sunnyside Estate was originally zoned as Rural Residential.  As such, the size and structure of the estate was restricted by council’s stipulation that lots be 8000 sqm in size, with a minimal number of 4000 sqm blocks allowed.

Many purchasers took advantage of the size of these larger blocks to create a home which suited their varied lifestyles.  However, as the one-acre (4000sqm) blocks were quickly snapped up, it was apparent that there was a need to provide the choice of a smaller allotment to those wanting a less expansive area to maintain.

Sunnyside was rezoned by council to Park Residential during late 2009, which finally made it possible to develop allotments of a smaller size.  Thus, the developers are happy to announce that Stage 2, with twenty-four newly formed one-acre blocks, is now available.
